Pacific Coast Plaza is a community shopping center, located on 46 acres at one end of a major regional commercial corridor with high visibility from Highway 78 and close proximity to Interstate 5. The center’s generous size and location made the property ideal for a community shopping center with regional appeal, yet the site plan needed to be sensitive to the well-established neighborhood adjacent to the site.
The center includes over 440,000 square feet of commercial uses, including a Wal-Mart, large specialty retailers, and highway-oriented uses to serve the broader regional area. It also includes a grocery store and convenience uses that provide services to the local neighborhood. Issues with site compatibility resulted in a substantial upgrade to the architectural design for the Wal-Mart and other site tenants.
In addition to processing the entitlement applications and Environmental Impact Report, TLPG conducted several neighborhood meetings and provided consultation that assisted in defeating a citizen-initiated referendum that attempted to overturn the project approvals. |
